Owners Rental Reminder
Submit your lease application paperwork for board approval at least (10) business days prior to occupancy date.
A completed application and a $100 application fee must be submitted for ALL rentals even if the occupant has rented here before. Some renters return every year. These leases are typically for a set amount of time. When they rent the next time the term does not start at the end of a previous lease but is for a time in the future and is therefore not a renewal, but a new lease. Each new lease is required to go through the prescribed submittal process including the payment of a fee, which is a requirement of approval.
Our regulation document clearly states the definition of an immediate family member of an owner. Those relatives that do not meet this criteria are considered tenants and must go through the application process and their stay will count toward on of the three yearly rentals.
Owners need to educate and inform their renters of the rules and regulations of Sandy Cove 2 and Pass Key Association.
Owners must inform their renters that the outside area in front of their units that face Pass Key Road is not a storage area, sitting area, or an extension of their units. These are parking spaces. The entryways and patio areas are not to be full of clutter, fishing gear, beach towels, shells, or any other personal property. This also applies to the area directly outside a unit door that may be in a hallway.
Renters need to be informed and their applications will be denied if their vehicles do not fit in their assigned parking space. The rules for parking are clearly explained in the Pass Key regulations document.
Renters need to be informed that they are to park in the units designated parking spot.
Renters are not allowed to have guests stay here in their unit if they are not present.
Renters need to know the proper amount of guests they can have in the unit with them. Leased one bedroom units may not be occupied by more than (2) persons and leased two bedroom units by more than (4) persons.
An owner who leases their unit relinquishes their right to the use of the common elements and all amenities associated with Sandy Cove 2 and Pass Key Association (e.g. use of clubhouse, pier, seawall, parking, ect.) unless they are occupying the unit.
